Project Management.
We will quote a fixed fee to manage the project based on the scope required. All costs and invoices are made available to the client in an open and transparent process allowing for honest communication and informed decision-making. This method provides clients with the best balance of budget, time and quality control.
Our typical scope consists of:

Provide advice to consultants regarding; onsite practicalities and cost benefits of proposed materials/ details etc

Cost estimates of the overall project at 30%, 60% and 90% with suggestions for cost savings

Tendering and procurement of materials

Tendering and procurement of internal fit-out items (appliances, plumbing hardware, flooring etc)
-
Option to create several internal fit-out packages for buyers to select between

Tendering and procurement of subcontractors

Develop project timeline
-
Health and Safety compliance paperwork and onsite monitoring

Material ordering and supply (No margins are applied to items supplied)

Engaging subcontractors (No margins are charged)

Scheduling of works

Ensuring compliance with Resource and Building consents

Applying for and obtaining CoC and 223/224c (in conjunction with the planner)

Quality control checks, confirming details are in accordance with plans and to good trade standards.

Monthly reporting including updated timelines, health and safety reporting, risk identification, inspections passed/failed, and photos.
Full Build Contract
at a Fixed Price.
If you have your building consent (or are about to submit it to council) we are happy to provide you with a full fixed price. We can price everything from demolition works of existing structures right through to hanging the curtains and planting out the gardens.


Buyer Management.
At some point in the process all or some of the units in a development will need to be sold. With this comes buyers who want to be kept informed about the progress of the project, have specific requests and changes to do with their individual unit, and have their own set of financial requirements to meet such as valuations. We can take care of this for you. A typical scope would consist of:

Primary point of contact for project queries

Coordination of site visits / viewings for potential buyers in conjunction with your real estate agent

Pricing, tracking and implementing variations

Selection meetings if providing buyers with colour or selection options
-
Regular updates / newsletters sent to buyers

Coordination of buyers subcontractors such as curtain installers or movers

Conduct pre settlement walk throughs and document and remedy defects lists
